Developer updates zoning request
Marshall City Council looking at townhomes proposal
MARSHALL — A Marshall developer seeking to build townhomes on land near Canoga Circle has updated his zoning request for the project. According to agenda materials for the Marshall City Council’s Tuesday meeting, Greg Taylor is requesting a change in the type of residential zoning for the proposal.
Even with the change, the property would still be zoned for medium-density residential development, the city council agenda said.
Last spring, Taylor had asked to re-zone the property from a general business district to an R-3 residential district. Council agenda materials said Taylor wanted to build twin townhomes on an area of land stretching back from Canoga Circle. Canoga Circle is located off of Canoga Park Drive, in an area of Marshall near businesses like the Canoga Park Childcare center, the Super 8 hotel and the Hitching Post restaurant. The change would affect about seven lots in that area.
At an April 2025 meeting of the Marshall Planning Commission, the commission recommended approval of the new zoning.
Agenda materials for Tuesday’s city council meeting said Taylor is now asking for an update of the original zoning request, with the property becoming an R-2 residential zone instead of an R-3. Marshall’s city comprehensive plan views both R-2 and R-3 zones as medium density.
Marshall city staff recommended that the council introduce an ordinance re-zoning the property, as part of the council’s consent agenda for Tuesday’s meeting.
