Marshall re-zones land on Legion Field Rd.
Area zoned for high-density residential development
MARSHALL — The city of Marshall is re-zoning a piece of land for possible multi-family residential development. At Tuesday’s Marshall City Council meeting, council members approved changing the zoning of property along Legion Field Road from a low-density residential district to a high-density district.
The city-owned land is located near the current Nexus apartment complex.
Marshall Assistant Planning and Zoning Administrator Ilya Gutman said the proposed re-zoning would allow for potential future development. The new zoning would also go along with Marshall’s comprehensive plan, Gutman said. The city’s new comprehensive plan shows the area as being zoned for high-density residential use.
In July, the Marshall Planning Commission held a public hearing on the zoning request. After the hearing, commissioners voted to recommend approval to the city council.
Council member Amanda Schroeder said there were some concerns voiced at the Planning Commission meeting.
“There was one couple there, they live on Tenth Street, which Legion Field Road kind of turns into,” Schroeder said. “They are concerned about more traffic. Unfortunately with that area, there’s a lot going on, and I’m sure they are seeing more and more (traffic).”
However, Schroeder said, the Planning Commission agreed that the land near Legion Field Road made sense as a high-density residential zone.
“A couple years back, when we had a similar request for some re-zoning for the current apartments that are there, there was concern about traffic,” said Council Member Craig Schafer. But since then, he said, “I don’t believe we’ve had an issue with that. As far as concerns, I’ve heard nothing.”
“It is duly noted,” Schafer said of the traffic concerns. “But I think that it’s pretty manageable all the way through, based on other routes that are there.”
Council members voted to approve the zoning change on the property.
