Suite Liv’n proposes building more apartment complexes

Marshall to consider TIF district for construction

MARSHALL — The owner of several Marshall apartment complexes has plans to expand. Next month the city will be considering whether to establish a Tax Increment Financing district to help make it possible.

On Tuesday, Marshall City Council members approved a resolution calling for a public hearing on the TIF request. City staff said Gabe Olsen of L2A LLC requested TIF for the development of two new apartment complexes on Village Drive. Olsen and Jeff Huston currently own the seven Suite Liv’n apartment complexes on Birch Street and Village Drive in Marshall.

Information included in Tuesday’s council agenda said Olsen is proposing to build two new apartment buildings at 501 Village Drive and 406 Village Drive. Each apartment building would have 24 units, with a mix of one- and two-bedroom apartments.

In order for the development to receive TIF, 40% of the apartment units will need to be occupied by people whose incomes are 60% or less of the area median income.

Construction is proposed to begin this summer, with completion in the summer of 2022, city staff said.

City staff said they are working with consultants Baker Tilley to evaluate the development and determine a TIF plan for the project.

A public hearing on the TIF request will be held at the July 27 city council meeting.
