New Shopko building owners to seek tenants

Texas-based Woodcrest Capital bought property at auction this spring

MARSHALL — The former Shopko property in Marshall has new owners, but no new occupants just yet.

The new owner, Woodcrest Capital, LLC, plans to look for tenants to lease the property.

Retail properties are a specialty of Woodcrest Capital, said director of brokerage Taylor Marks.

“We own shopping centers across the country,” Marks said Tuesday.

While Woodcrest Capital is based out of Texas, Marks said the company has been in contact with the Marshall Economic Development Authority as they work on a marketing package for the Shopko property.

“On the EDA side, we’ve volunteered to help be a local contact with people who want to look at the building,” said Marshall EDA Director Lauren Deutz. She said the EDA would have only a small role in helping with the redevelopment of the old Shopko, but she knew there was a lot of local buzz about the property.

“We did have a lot of interest in the building before the auction,” she said. This could possibly be an opportunity to connect interested tenants with the new owners.

The Marshall Shopko location was one of 120 stores that closed down in 2019, after the company went into liquidation. The Marshall Shopko pharmacy had closed a few months earlier at the end of 2018. Before it closed, the store employed about 55 people.

The Shopko property went up for auction in May, but information about the buyer wasn’t available until the sale and escrow process was complete.

Marks said Woodcrest Capital plans on having a long-term presence in Marshall.

“We generally buy (property) with the intention of having it forever,” he said. Woodcrest is currently working on a plan to find a tenant or tenants for the Shopko property.

Marks said they will look at possible national or regional retailers, and were open to finding tenants that made sense for the market the Shopko property is in.

“They seem really open to the idea of working with different size retailers,” Deutz said.
