Amendment would rezone part of West Main

MARSHALL - Members of the Marshall Planning Commission will be discussing a possible zoning amendment for properties along part of West Main Street. I

f the amendment is approved, a row of properties including residences would be re-zoned as being in a limited business district.

The city of Marshall has filed an application for a zoning amendment on an area including 12 properties on the 600 and 700 blocks of West Main Street. The properties are currently zoned as R-4, a designation for higher density multiple-family housing, like apartment buildings. However, there are no apartment complexes in that area, said Marshall Building Official Ilya Gutman.

"It doesn't serve the purpose" of the zoning district, Gutman said. If passed, the properties would be re-zoned as a B-1, or limited business district. Gutman said the city generally tries to have business zones along Main Street.

If the zoning amendment is passed, it does not necessarily mean changes for the existing residential properties along that part of West Main Street, or that development is planned in that area, Gutman said. There are residential properties further north along West Main Street that are also part of areas zoned for business, he said.

The Planning Commission will hold a public hearing on the possible zoning amendment at its regular meeting March 13. The meeting starts at 5:30 p.m. in the council chambers of the Marshall Municipal Building.
